The Pleasant Valley area is in north Nanaimo, roughly between Mostar Road and Woodgrove Mall (see the interactive map below). It features some older properties with large lots, especially around Metral Drive and the old E&N railway - but there are also a lot of new homes being built on smaller lots that were subdivided from the original parcels. You can also find townhomes both new and old, and some of the most sought-after manufactured home parks in the city.
The natural jewel of the neighbourhood is Brannen Lake, a 270-acre lake known for its calm conditions that allow for water skiing; there is a public boat launch beside a small beach with a swimming area and dock (see photo later on this page) at the end of Dunster Road.
A couple blocks from the beach/ramp is the Lakeside Estates neighbourhood with its 1996-2008 builds - also near to the Black Bear Pub.

Godfrey Townhomes
This proposal is for 2 two-storey townhome buildings with a total of 9 units, each with a garage. The location is 5485 and 5495 Godfrey Road, very close to the roundabout that also meets Grace Pl and Big Bear Ridge.
The development application (DP001268) was approved in 2023 and expires on June 16, 2025 if construction hasn't begun.

Metral Drive rowhomes (5915 Metral)
This proposal is for 28 rowhome units of 3-4 storeys each, with attached garages and rooftop decks.
There will be four "blocks" of homes, with units as follows:
- Fourteen 2-bed+den units
- Four 1-bed+den units
- Ten micro-units
The location (5915 Metral Dr) is close to the Metral Dr and Doumont Rd meet, just behind the Painted Village townhomes and Pleasant Valley hall.
