Apartment style condo developments are sprouting up all over Nanaimo, generally wherever there are commercial/transport services, and near the university. Long Lake Views (condos & commercial)
There are 16 condo units for PRE-sale at this 3-storey building estimated to be complete by the end of 2023. The 1- and 2-bedroom suites include high ceilings, large decks, underground parking, and many will have views of Long Lake (across the highway). Seven commercial office units will occupy the main floor.

Above, 16 residential condo apartments will feature unique floorplans, 9' ceilings, and large decks, some of which will feature spectacular views (across the highway) of Long Lake and its rocky bluffs.
Each unit will be assigned a parking stall but these appear to require a payment above the unit's purchase price: an additional $30,000 for an underground stall or $25,000 for an open spot. Two accessible stalls will be available, and three of the covered stalls will be for electric vehicles - but it's not clear whether the hardware will be set up by the developer.
Heat pumps and stacked laundry machines will be included with each unit.
Nelson Rd Multi-Family Development
A huge development has been APPROVED for Nelson Road, near the new roundabout on Turner Rd, behind Longwood Station. It has passed third reading as of March 27 of 2023.
The development should look something like what is shown below (this is a rendering by dHKArchitects for the developer) - it appears there will be about 23 townhome units, as well as two large 6-7 storey apartment buildings.

Millstone Riverfront (Howard Johnson site)
This large multi-use development involving a hotel, commercial spaces and tons of strata homes was approved by the City and they even moved to rezone the property in order to approve the development. However, in July 2023 the Snuneymuxw First Nation raised the alarm that this is a known village site that was specifically enshrined in the early treaties concerning the lands in Nanaimo. The province also stepped in, and things are currently on hold.
Unfortunately, the site is a major eyesore and has been for many years. I am hoping an agreement may be struck: either for development to continue in a way that respects aboriginal title and sovereignty, or for the site to be cleared and turned into something amenable to everyone that looks good from the highway (park!).
The vision in the current application includes a 16-storey hotel, a park, commercial and retail space, and 698 residential condo/townhome units. The rendering below by Victoria's D'AMBROSIO architecture + urbanism shows the concept in place. This would modernize Nanaimo's skyline and produce a lot of much-needed housing inventory close to the downtown core.
340 Campbell St
UPDATE: I believe this will be a rental apartment, instead of stratified and sold.
On the corner of Wallace St and Campbell St in downtown Nanaimo, on the site of the old Caledonia Clinic, there are plans to construct a six storey building with 163 residential units. It is not yet clear whether the units will be available for purchase (let me know if I should keep you in the loop). However, it's an exciting possibility for adding further density to the area, complementing plans for further development of the nearby Howard Johnson site across Comox Rd.
501 Prideaux
A development application has been approved (Mar2023) for a 3-storey condo building with 24 units. The location is the corner of Albert and Prideaux Streets (Old City), where there has been a vacant lot for as long as I can remember, with various U-Haul trailers among other stored equipment.
I'm optimistic about seeing more density in that area, and more shoppers for the "Superette" bodega across the tracks!

Bowen Road Corridor - 3 Upcoming Condo Developments
2103 Bowen Road, 1641 Bowen Rd, 2126 Meredith Rd
Here are THREE proposed apartment projects from different developers; all three were submitted to the City in 2021. The locations are shown in the image below, all within the rapidly-developing CENTRAL urban corridor taking shape along Bowen Rd.
For 2103 Bowen Rd (development application APPROVED Mar2023), the vision is for a 41-unit building by Victoria's Camargue Properties. This is the corner of Bowen Rd and Meredith Rd. There will be 39 parking spaces for a 41-unit building, with plans for smaller street parking stalls to accommodate the need.
At 2126 Meredith Rd, there was an application (was approved, has expired) for a 4-storey, 21-unit apartment building with a parking garage. This is right beside the Kingdom Hall of Jehovah's Witnesses on Meredith near Bowen Rd.
NOTE, the property/plans are listed for sale (Mar2023).
The 1641 Bowen Rd project (application under review) is a five-storey wood-framed building with roof-top patio and covered parkade. There will be 21 units and 27 parking spaces, plus 12 long term bike storage units. The location is right beside the Chevron, across from École Quarterway elementary school.

Prideaux Micro-Units
In the Old City area, near to where the railway crosses Franklyn St (near the Vivo Condos), there is a lot that has sat vacant for the past few years. There are plans to build a multi-unit building there - and its 16 units will be quite small - these may be some of the lowest-cost (relative to market) NEWLY-built dwelling units in recent memory.
There is scant information available at this point, aside from the development permit application (DP001226) which makes reference to underground STORAGE, and some plan/drawings done by Joyce Reid Troost Architecture (see below). It appears that this proposal may have been approved by the City in Dec2021 and the permit will expire at the end of 2023 if construction doesn't start. I believe I saw some site clearing being done in Feb2023(?).

4961 Songbird Place
You may be familiar with Songbird Place already - it's a short street adjacent to North Town Centre (Rutherford Mall), with two existing condo buildings already in place:
- Rutherford Pointe, completed in 1997
- Songbird Place, completed in 2015
But there is a third building that is going to be constructed, in the now-undeveloped space to the south of the other buildings. It will have five storeys plus underground parking, for a total of 108 condo units.
I now believe this building will be kept as market rentals, rather than stratified.
This is an amazing location for those who want to be in the middle of things - it's VERY walkable, being about 300m from the Fairway Market, not to mention the rest of the mall, transit routes, restaurants, and Long Lake trails.
The Village on Third
A big 4-acre mixed-use development for students, 2 blocks from VIU.

Harbourview - Outlook, Prospect, Lumina
Just south of downtown Nanaimo on Haliburton Street, there is a vision being realized for a walkable oceanside community of high-density condominium projects. Pre-construction units are now being offered.

Mint Condominiums
6340 McRobb Ave, North Nanaimo
This North Nanaimo project is just southwest of the Texada condo building between Uplands Drive and Costco - close to the Simonholt restaurant.
The first phase is a six-storey building whose units mostly sold out around March of 2022; as of summer 2023 they have started to break ground, and some units are still available for pre-purchase - including ocean-facing ones. Completion is expected in late 2024 or early 2025.
This first phase has 66 units between 496-1120 square feet in size. There will be studio apartments, 1-bed, 2-bed, 2-bed +den, and 3-bed units. Some units will have two bathrooms. Pets allowed (unless the new strata decides otherwise). There is secure underground parking, bike and storage lockers. and many of the condos will have ocean and/or mountain views.
Phase 2 is still in the application process (Aug/'23) and will probably involve a pair of buildings similar to the one in phase 1. It is about two years behind the phase 1 portion.
Milton Station
(Not to be confused with the buildings already mostly-completed nearby.) Two buildings are planned for the corner of Milton St and Hecate St. They will straddle the railway - how cool is that?! More info: Milton Station, Nanaimo.
Windermere at Longwood
Longwood is a popular "senior-friendly lifestyle" community in North Nanaimo, with 6 large condo buildings currently wrapping around a well-tended landscape of large ponds and perennial gardens. This was mostly built 20 years ago, but there has always been a vacant space at the southwest corner (nearest to the Origin at Longwood assisted living facility).
Now (July 2022), there is an application to the City to construct the new Windermere buildings! The address will be 4775 Uplands Dr and there will be two 4-storey buildings with 96 dwelling units total.
Update: I just heard a rumour that Windermere is not moving ahead. Will update this page when it's confirmed.
Like the existing grounds at Longwood, Windermere will feature an outdoor area characterized by stone walkways, rain gardens, dry creek swales, attractive lighting and large planters, etc.
The strata at Longwood does not allow rentals. It DOES allow 1 dog up to 10kg when fully grown. There are many common facilities here. I imagine that all of these will remain true in the case of the Windermere buildings.
The Station
North Vancouver developer Parkshore has had success with their Outlook project on Haliburton Street (that project completed in early 2021) and they sold out their Prospect development (currently under construction) and the Lumina building which is nearby the first two. In early 2022 they announced The Station which will be NORTH of downtown Nanaimo (location details below). The development permit application (DP001252) is already approved by the City.
UPDATE: This development sold out immediately in mid/late February 2022. ($179,900-$525,900 +GST). Contact me if you have any questions about this or any other development.
The location is just north of the Port-o-Call Hotel at the corner of Townsite and the Island Highway. The building will have 6 storeys including 69 units ranging from 311 sqft micro-studios, to studios, and 1-2 bedroom units with ocean views.
All units come with a parking space and full appliance package. Completion is expected in fall of 2024.
The Regatta - 550 Brechin Rd
UPDATE: This project will NOT be sold as strata units. The developer will keep the property for market rentals.
The application has been approved; as of April 2022, the site is being developed (see photo below). Campbell River's WestUrban Developments is planning an 87-unit building directly above the Departure Bay Ferry Terminal with phenomenal views of the bay and Saysutshun (Newcastle Island). Two parkade levels below, topped by four levels of apartments.
