New Condo Developments in Nanaimo
Apartment style condo developments are sprouting up all over Nanaimo, especially downtown, around Bowen Road, and in North Nanaimo. This page lists new condo developments that are in the planning phase or have already started construction.
If you have questions about any developments or if you'd like me to keep you notified of something, please give me a call or email me.
1300 Junction Ave
This one's going to be big! Just behind the Country Grocer in Chase River, there's a plan for three buildings of 4 storeys each, with a total of 213 condo units.
This area is about to explode, I think. There's a lot of developable land in Chase River, Cinnabar, and Extension, as well as the near parts of Cedar. Contact me if you'd like to be set up on an email notification for when units go on MLS.
The location is shown below, or, to see the building plans, check out the development permit application at the City: nanaimo.ca/whatsbuilding/Folder/DP001190
Departure Bay condos
The application has been approved: 87 condo units directly above the Departure Bay Ferry Terminal. These homes will have phenomenal views of the bay and Newcastle Island! There will be two parkade levels with four levels of apartments above. There will be a few studio suites, and the remainder will be split between 1-bed and 2-bed units. At this point, the name of the development appears to be "Departure Bay" - but I'm sure that will develop somewhat. Contact me if you want to be notified about updates.
The Village on Third
A big 4-acre mixed-use development for students, 2 blocks from VIU.
Currently under construction with some pre-sales available!

Harbourview - Outlook and Prospect
Just south of downtown Nanaimo on Haliburton Street, there is a vision being realized for a walkable oceanside community of high-density condominium projects. Pre-construction units are now being offered.
The Met - 6540 Metral Drive
This new condo development in North Nanaimo is in a prime urban location with tons of services and close proximity to two major highways.
This development will be west of the Texada condo building between Uplands Drive and Costco, on Sentinel Drive - close to the Simonholt restaurant. The first phase is a low-rise (6 storeys) but phase 2 involves two 20-storey buildings (a first for North Nanaimo) flanking a 5-storey building.
The development application was only submitted to the city in Dec2018, so it will likely be some time before anything materializes, but it will be interesting to watch this as it plays out.
Estevan / Terminal Park projects
Two developments are in the works along Estevan Rd, adjacent to the Terminal Park shopping center. Estevan Village will be a 40-unit multi-use building, and the Princess Royal Apartments will have 16 units and underground parking.
The Estevan Village project has 6 storeys "stepping" down the slope to maximize the ocean views, two levels of underground parking, a club room and communal rooftop garden, and a cafe with outdoor seating. As for the Princess Royal Apartments, it's not yet clear whether this will be stratified and available for sale.
These are still in the early development/re-zoning stage as of March 2020 but I look forward to seeing these places built!
91 Chapel St
Downtown Nanaimo: 1-bedroom condos below, two-bedrooms condos with views above - 91 Chapel
A six storey condo is planned for 20 Barsby Ave just above Barsby Park in downtown Nanaimo. Completion is expected sometime in 2021 but units are already listed for sale. As of Feb 2020, about 70% of the units have sold, most of them privately.

A proposal has been submitted to the City (edit: it was renewed in May 2020) for two 3-story condo buildings with an interesting aspect - the historic E&N Railway will pass right between them! With only a couple of trains running per week these days, the train shouldn't be a problem - especially when you consider the likelihood of the rails being replaced with a multi-use recreational pathway in coming years.
The location is on Milton St, just east of Albert St and the Superette grocery store. The building west of the tracks will be 555 Milton St. with 20 units. The other building (on the corner with Hecate St) will be 575 Milton St with 14 homes plus another 4 live/work units.
This rendering shows how the railway will pass between the buildings:
