New Condo Developments in Nanaimo
Apartment style condo developments are sprouting up all over Nanaimo, especially around downtown, near the university, around Bowen Road and the hospital, and in North Nanaimo. This page lists new condo developments that are in the planning phase or have already started construction.

Upcoming New Construction Condo Projects
Kelowna-based developer Highstreet Ventures is working on three condo buildings between Long Lake and North Town Center mall in the Uplands area of North Nanaimo. They are promoted as being "green", partly due to triple-pane windows, solar panels and EV charging stations.
The buildings are Alpha, Bravo and Charlie, with Alpha being southmost of the three, presumably with the best mountain and lake views. Alpha also features 9' ceilings whereas the other two buildings have 8' ceilings. Bravo is to the northwest, closer to Rutherford Rd and the Grand Hotel; Charlie is tucked up near Salal Drive and may have great views from the top floors. All buildings have underground parking.
Construction is underway and the units are available for pre-sale, with most having already sold. As of Jan 12 2022, the remaining suites are now listed on MLS for the first time (see units on "Cedar Ridge Place" in the MLS search). All of the available units are on the 1st/2nd floors. As of early January 2022, the remaining units are all 2-bed, 2-bath and are listed from about $435,000 to $510,000:
- Alpha Building: 1 unit left
- Bravo: About 9 units, all 2-bed, 2-bath in the 900-1000 sqft range
- Charlie: About 5 units left

North Vancouver developer Parkshore has had success with their Outlook project on Haliburton Street (that project completed in early 2021) and they sold out their Prospect development (currently under construction) and the later Lumina building nearby to the first two. Now in January 2022 they have announced another project called The Station which will be NORTH of downtown Nanaimo. The development permit application (DP001252) was submitted to the City in November 2021.
The location is just north of the Port-o-Call Hotel at the corner of Townsite and the Island Highway. The building will have 6 storeys including 69 units ranging from micro-studios, to studios, and 1-2 bedroom units with ocean views.
The pricing starts at $179,900 (everything is + GST remember) for a 311 square foot micro-studio unit (they also have a 559 sqft studio option), then they have 1-bedroom units between 526-776 sqft, starting at $325,900. There will be 1-bed + den units with 690-832 sqft, starting at $369,900. Two-bedroom units will be 818-990 sqft and will start at $505,900 + GST. All units come with a parking space and full appliance package.

In the Old City area, near to where the railway crosses Franklyn St (near the Vivo Condos), there is a lot that has sat vacant for the past few years. There are plans to build a multi-unit building there - and its 16 units will be quite small - these may be some of the lowest-cost (relative to market) NEWLY-built dwelling units in recent memory.
There is scant information available at this point, aside from the development permit application (DP001226) which makes reference to underground STORAGE, and some plan/drawings done by Joyce Reid Troost Architecture (see below). It appears that this proposal may have been approved by the City at a Dec21/2021 meeting.

Nelson Rd Multi-Family Development
A huge development has been proposed for Nelson Road, near the new roundabout on Turner Rd, behind Longwood Station:
The development may look something like what is shown below (this is a rendering by dHKArchitects for the developer) - it appears there will be about 23 townhome units, as well as two large 6-7 storey apartment buildings. A public hearing has been scheduled for Jan24/2022 because re-zoning will be required if this is to be approved.

340 Campbell St
On the corner of Wallace St and Campbell St in downtown Nanaimo, on the site of the old Caledonia Clinic, there are plans to construct a six storey building with 163 residential units. It is not yet clear whether this will be stratified, i.e., available to purchase units (let me know if I should keep you in the loop). However, it's an exciting possibility for adding further density to the area, complementing plans for further development of the nearby Howard Johnson site across Comox Rd.
4961 Songbird Place
You may be familiar with Songbird Place already - it's a short street adjacent to North Town Centre (Rutherford Mall), with two existing condo buildings already in place:
- Rutherford Pointe, completed in 1997
- Songbird Place, completed in 2015
But there is a third building that is going to be constructed (permit was approved Nov2021), in the now-undeveloped space to the south of the other buildings. It will have five storeys plus underground parking, for a total of 108 condo units.
This is an amazing location for those who want to be in the middle of things - it's VERY walkable, being about 300m from the Fairway Market, not to mention the rest of the mall, transit routes, restaurants, and Long Lake trails.

This may end up being kept as private rentals, rather than being stratified and sold as condos - but we shall see. The Juniper Apartments are proposed for the corner of Bowen Rd and Latimer Rd (address: 2120/2122 Bowen Road) - three storeys of residential units above an underground parking/lobby area. Departure Bay condos
The application has been approved: 87 condo units directly above the Departure Bay Ferry Terminal. These homes will have phenomenal views of the bay and Newcastle Island! There will be two parkade levels with four levels of apartments above. There will be a few studio suites, and the remainder will be split between 1-bed and 2-bed units. At this point, the name of the development appears to be "Departure Bay" - but I'm sure that will develop somewhat. Contact me if you want to be notified about updates.
The Village on Third
A big 4-acre mixed-use development for students, 2 blocks from VIU.

Harbourview - Outlook, Prospect, Lumina
Just south of downtown Nanaimo on Haliburton Street, there is a vision being realized for a walkable oceanside community of high-density condominium projects. Pre-construction units are now being offered.
6340 McRobb Ave, North Nanaimo
This development is expected to be pre-selling as of fall 2021 and with completion expected in early 2023. The location is west of the Texada condo building between Uplands Drive and Costco - close to the Simonholt restaurant.
The first phase is a low-rise building (6 storeys) with 66 units between 496-1120 square feet in size. These include studio apartments (some of which may be selling around $300k), 1-bed, 2-bed, 2-bed +den, and 3-bed units. Some units will have two bathrooms. The initial strata bylaws created by the developer will allow rentals and pets. There is secure underground parking. and many of the condos will have ocean and/or mountain views!
Phase 2 may involve a pair of 20-storey buildings (a first for North Nanaimo!).

Estevan / Terminal Park projects
Two developments are in the works along Estevan Rd, adjacent to the Terminal Park shopping center. Estevan Village will be a 40-unit multi-use building, and the Princess Royal Apartments will have 16 units and underground parking.
The Estevan Village project has 6 storeys "stepping" down the slope to maximize the ocean views, two levels of underground parking, a club room and communal rooftop garden, and a cafe with outdoor seating. As for the Princess Royal Apartments, it's not yet clear whether this will be stratified and available for sale.
These are still in the early development/re-zoning stage as of March 2020 but I look forward to seeing these places built!
Two buildings are planned for Milton St near the Superette bodega. They will straddle the railway - I can't wait to see it! More info: Milton Station, Nanaimo.
