The Diver Lake area is very central, lying roughly between Northfield Road and Long Lake. Diver Lake itself is the lake seen on your left as you drive from Country Club mall towards North Town Center and Woodgrove. Labieux Rd cuts right through the Diver Lake area.
There are many quiet neighbourhoods here, tucked away on dead end roads, very peaceful and suburban (this is less true as you get closer to Bowen Rd in the east). Lot sizes tend to be between 7,000 and 10,000 square feet. Most of the area is built-out, but a few pockets of new development remain, especially around Wellington Rd.
This area is popular with families because its location is convenient to most things in the city (it's a ten minute drive to downtown or to the bigger malls). It's also close to Beban Park, a sports complex with one of the best two kids' playground in Nanaimo.
Historically, this was the town of Wellington which started around Robert Dunsmuir's coal mines in the 1870s - it was a company town with over a thousand people, including hundreds of Chinese mine workers who settled nearby. The "new" (circa 1900) part of Wellington is across the tracks/highway near Long Lake - I should note that that area is within the real estate board's "Uplands" area designation and listings for that area will appear on my Uplands real estate page.

Diver Lake Park
Close to where Labieux Rd meets Jingle Pot Rd, there's a pretty little lake with a walking trail, tennis courts, playfield, playground, a crude bike track, a fishing dock and more.
The trail extends eastward into the marshy "back" of Diver Lake where boardwalks create an enjoyable short walk amongst birdsong; the trail ends at Shenton Rd to the east.

New Developments in the Diver Lake Area
Sparrow Lane subdivision
This 1.9 acre parcel at 2498 Rosstown Rd has only had a 1950-built house on it previously - that home is remaining in place but recently the rest of the land was cleared and subdivided for a 13-lot subdivision with a little parkspace in it.
As of November 2024 there are three of the lots listed for sale for $419,900. Each of those lots is 4,844 sqft in size. The remodeled 1950 house is also for sale.

2 Condo Projects near Diver Lake
2453 Labieux Road - (6 three-storey apartment buildings) - The rezoning application appears to have passed and a development permit will be next(?)
3789 / 3801 Shenton Road (a 5-storey and a 3-storey building right on Diver Lake's shore) - Currently under construction (October 2024)

Arbor Park Townhouses - 2229 Boxwood Road
This will be the next phase of the development that's been forming near the Northfield exit, between Rosstown Rd and Bowen Rd and Northfield Rd.
The plan is for 12 "blocks" of rowhomes, most with 2 or 3 units in them - for a total of 31 townhouse units. All of the homes will be two or three storeys and most(?) will include a garage.
There will be a 3-part phased approach starting at the southeast portion of the property, then the middle portion, and finally the northwest portion. The application was submitted in September 2023 for builder Tectonica. (DP001255)
2379 Browns Ln - Townhomes near Beban Park
This proposal includes 3 buildings with 21 townhomes total. One building has 8 units, another has 7, another has 6.
They're all 3-storey rowhomes with garages - perhaps the kind of "double" garage where the two cars are parked in a line, one in front of the other.
The location is very near to Beban Park and its great playground, so these units will likely appeal to families.
The Development Application (DP001283) was approved in August 2024.

4 & 8 Leam Rd - Lots near Beban Park

This location is just west of Bowen Rd, across from the playground at Beban Park.
These 13 freehold lots surround a cul-de-sac and range from about 5145-6950 sqft each. It is likely that builders are purchasing these and then offering the homes they will build, once those homes are partway completed. Of course, a buyer may also purchase the lot and then commission a build - it is a little harder to get a loan for the second option however.
Many have sold in the $390k-$399k range and some are still listed (Nov2024).

Arbor Park - Second Phase of New Homes

This development is VERY central, being close to the Northfield exit off the Nanaimo Parkway. The neighbourhood is sloped and enjoys some big mountain views.
The first phase of Arbor Park was called Perch; its homes were built with a continuity of craftsman designs (reminiscent of the Hawthorne neighbourhood in the University District). That phase sold out in late 2020, and the next phase seems poised (as of Feb2024) to break ground.
