Upper Lantzville is on the slope above and behind the seaside part of Lantzville (see map down below). This area is separated from Lower Lantzville and the Woodgrove Mall area by the highway and Parkway. Homes here tend to be newer, in comparison with Lower Lantzville.

The 18-hole Winchelsea View Golf Course is here, as seen in the photo above. And there are beautiful hiking trails on Copley Ridge, the mountain rising above and behind Lantzville.

There are a lot of large homes and big lots here, as well as more traditional neighbourhoods with plenty of neighbours, but still with larger lots and barely any traffic. But there are different areas to be aware of:

  • At the east end of Upper Lantzville (nearest to Woodgrove Mall) the properties are generally older, many of them with access to Green Lake. It's easy to forget that you are so close to major North Nanaimo amenities!
  • The Harwood Dr / Philip Rd area is uphill from the highway between the Ware Rd and Superior Rd intersections. This is the most traditional suburban neighbourhood in Upper Lantzville, with homes on 1/3-acre lots, most built in the late 1970s. Some of these back onto the golf course.
  • To the west is another traditional residential area, around Northwind (and South/East/Westwind) Drive. These homes are a bit newer (80s/90s) and the lots are a bit larger, averaging about half an acre each.
  • The luxury development The Foothills is at the highest point, on a series of rocky knolls overlooking everything.
  • The west part of Upper Lantzville is overlooking Nanoose Bay. Lots usually range from 0.5-5 acres, many with ocean views and privacy.

Ascend at the Foothills (townhomes)

This new phase in the Foothills development is a collection of 28 townhomes, many of them with suites, down near the bottom of the development (no ocean views here). Each home will will have its own attached garage and heat pump, and mostly 9-ft ceilings. There are 3 interior design packages to choose from. Below is a breakdown of the four basic types of units on offer.

The ground floor has a flex space behind the garage. The second floor is an open concept living/kitchen space with powder room and balcony. The upper floor has the bedrooms, one bathroom (with "cheater" access from primary bedroom) and a laundry alcove. Ceiling heights are 9' (with minor exceptions).

The other 2-bed units are priced around $846k-$875k and have about 1679 sqft of living space. They are similar in layout to the "junior" 2-bed units but they have 3 bathrooms (i.e., an ensuite for the primary bedroom) and the second bedrooms have their own walk-in closets.

There are 2-bed + den + suite units, priced around $1.17M. These floorplans are similar to the 2-bed units, but the flex space behind the garage has been expanded into a 393 sqft studio apartment, the second storey has an expanded balcony, and the top floor now includes an additional den. The living space (exlcuding the suite) is about 1715 sqft.

Finally, the 3-bed + suite units are quite different - they are semi-detached (half duplexes) and have just 2 levels, and their suites are 1-bed suites instead of studios. The main floor has the garage and the primary bedroom, ensuite, a powder room (2pc washroom), kitchen/living spaces, second bedroom, and laundry alcove. Downstairs is a walkout basement with the third bedroom and bathroom and a storage room. The suite is also down here, connected to the main home by a doorway (some buyers may be able to request this door to be omitted, keeping the suite completely separate). These units have 1395 sqft of living space (not including the suite) and are listed around $1.295M.

And since the mid 2010s, the area has begun to be developed into large private estates - The Foothills - with spectacular views.

In some cases, lots are available for sale and you can contract a builder for your custom designed home. Or, some builders have purchased lots and they offer a complete package, with customization possible for a buyer who commits early in the process.
